Annual landlord gas safety check
A landlord gas safety check covers the gas appliances and flues that the landlord provides at the property. The engineer must be Gas Safe registered and qualified for the appliance and work involved.
The exact checks depend on the appliances at the property. Tell us about boilers, fires, hobs and any LPG appliances before the visit so we can confirm the right engineer and scope.
The record landlords need
People still search for a landlord gas safety certificate or CP12. The document is now properly called a Landlord Gas Safety Record. It records the property, appliances checked, results, defects and the engineer's details.
Under current HSE guidance, landlord-provided gas appliances and flues need an annual safety check. Existing tenants must receive a copy of the record within 28 days, while new tenants must receive one before moving in. The landlord retains the records for at least two years.
You can normally arrange the next check during the final two months before the existing deadline and retain the original renewal date. That gives landlords and agents a practical window for coordinating access without slowly bringing the renewal earlier every year.

A Landlord Gas Safety Record confirms the results of the safety checks required for the appliances and flues covered. A boiler service is maintenance carried out to the boiler manufacturer's instructions. One does not automatically replace the other.

Access and safety findings
A clear access plan prevents wasted visits and awkward phone calls from the doorstep. Tell us whether the property is occupied, who will let the engineer in, and whether the tenant has agreed to share their contact details.
Please make sure the boiler, gas meter, controls and all other landlord-provided gas appliances can be reached. If there is a current record, manufacturer paperwork or a known fault, have the details ready.
For managed properties, tell us whether the agent, landlord or tenant should receive appointment updates. We will only use tenant details supplied for arranging the visit.
The engineer will explain what has failed the safety check and any immediate action needed to keep people safe. A check is not an open-ended repair appointment, so parts and additional work are discussed separately.
If the appliance already has a fault, tell us before booking. That may need a separate boiler repair visit in Lincoln rather than extra work being squeezed into a certificate appointment.
